Punta Chullera and Bahía de las Rocas form a dispersed western coastal and hillside market close to the Cádiz border. The landscape is more rugged and less urban than Sabinillas or La Duquesa, with rocky coves, ecological value and broad views towards Gibraltar and North Africa.
Apartments, townhouses and villas sit in separate gated communities at very different elevations. Buyers are typically choosing scenery and privacy rather than walkable services. Map distance to the sea can be misleading because the A-7, gradients and private roads determine real access.
Due diligence should include road and emergency access, retaining walls, community finances, wind exposure, utility provision, surrounding plots and confirmation of the actual walking route to any beach.
