Marbella East area guide
Living and buying property in El Rosario, Las Chapas and Costabella
A family-oriented coastal-suburban corridor east of Marbella, combining the established villa communities of El Rosario, the services and schools of Las Chapas and the beachside urbanisation of Costabella. It offers strong school and healthcare access, several beaches, bookable racket sports and nearby visitor golf, but the A-7/N-340, seasonal traffic and exact property route make a car important for most full-time routines.

El Rosario, Las Chapas and Costabella on the map
For this directory, El Rosario, Las Chapas and Costabella covers only the exact catalogue locations El Rosario, Las Chapas and Costabella, including the Ricmar/El Rosario school and service cluster, the Las Chapas civic and sports facilities around C/ Pinsapo and Ciudad de los Periodistas, and the Costabella/El Alicate coastal urbanisation. Los Monteros and Bahía de Marbella, Río Real and Santa Clara, Elviria and Hacienda Las Chapas, Marbesa and Carib Playa, and Cabopino and Artola remain separate profiles.
This is a linked coastal-suburban corridor rather than a single walkable village. El Rosario is established, green and villa-led with a local commercial and racket-sports anchor; Las Chapas adds schools, public services, a municipal pool and community facilities; Costabella is low-rise and beach-oriented. Apartments, townhouses and villas sit in gated or managed communities, while the A-7/N-340 and the coastal drainage network create very different walking, noise, flood and beach-access conditions from one street to the next.
Property portals often use Las Chapas, El Rosario, Ricmar, Alicate Playa and Elviria as broad marketing labels. Confirm the exact street, urbanisation, title, registered services and catalogue location before comparing homes or making a legal representation.
Everyday life
Schools, shopping and local amenities
Schools and education
- Education is a material strength of this corridor. The English International College is in Urbanización Ricmar and publishes an English international education from early years through sixth form; its current contact page gives the Ricmar/A-7 location. Colegio Alborán is also in Ricmar and publishes education from age 3 to 18; its 2025–26 route document lists El Rosario/Los Alicates among its school-bus stops.
- Colegio Las Chapas, the Attendis bilingual school, is authorised by the Junta for private infant and primary education at Urb. Las Chapas, s/n. IES Dunas de las Chapas is the local public secondary reference at C/ La Hacienda 11, 29604 Marbella, and municipal education sources also identify public primary provision such as CEIP Platero and Colegio Pinolivo in the Las Chapas district. Fees, language, curriculum, transport, vacancies, catchment, admission deadlines and any current works must be checked with each school and the Junta de Andalucía for the exact registered address.
Shopping, restaurants and markets
- Carrefour Market El Rosario at Carretera de Cádiz, km 188 publishes regular Monday–Saturday opening from 09:00 to 22:00, delivery and everyday grocery, household and pharmacy-style lines. Centro Comercial Nuevo Rosario on Calle Rosemary adds a small local service and dining node.
- The Friday Las Chapas market at Pinar de Elviria runs 09:00–14:00 and is useful for produce, clothes and informal shopping; the municipal listing should be checked for holiday changes. Los Pinares de Elviria and Carrefour Market Elviria are nearby eastern options but sit in the adjoining Elviria context, while La Cañada is the larger Marbella retail and leisure destination by car. The area has useful anchors rather than a continuous high street, so a full weekly routine is still easier with a vehicle.
Healthcare
- The public Consultorio Las Chapas is an important in-area amenity. The new centre opened in July 2025 with 12 consultation rooms, family medicine, nursing, paediatrics, a non-deferrable consultation, an extraction room and capacity planned to grow from almost 8,000 to more than 12,500 users. Registration and appointment allocation depend on the exact address.
- Hospital Costa del Sol on the A-7/N-340 at km 187 is the public regional hospital and emergency reference for the eastern Marbella coast. Quirónsalud Marbella provides a private 24-hour emergency service in central Marbella. For a purchase, verify the assigned primary-care centre, nearest pharmacy and night service, ambulance/traffic times, private-insurance access and the route from the exact home; emergency numbers and service coverage are not a substitute for a property-specific check.
Connections and distances
- The A-7/N-340 is the area's main regional spine and also a practical barrier. Avanza's current M-220 Fuengirola–Marbella route publishes stops at Costabella, Alicate, Alicate Playa, Hospital Costa del Sol, Elviria and adjoining eastern nodes, making the corridor one of the better-served coastal stretches outside Marbella centre. The exact stop, footbridge, crossing safety and timetable depend on the address and change seasonally.
- Marbella's bus station provides longer-distance connections. There is no railway station in Marbella; rail journeys require a road transfer to Fuengirola or Málaga. Málaga Airport is the practical primary airport, typically an approximately 45–55 km road journey from the corridor and commonly around 40–60 minutes outside heavy traffic; Gibraltar Airport is a longer cross-border trip, usually about 80–90 km plus border and peak-traffic variability. Private parking is common in villas and managed communities, but title, garage dimensions, visitor spaces, EV charging and beach-season pressure must be checked.
Beaches, marina and culture
- The coastal setting is the main leisure asset. Municipal beach profiles include El Alicate at Urbanización Costabella and the wider Las Chapas, Real de Zaragoza and El Pinillo beach belt; the official inventory lists 24 beaches along Marbella's 27.9 km coastline. Exact beach names and walking routes overlap district boundaries, so the nearest sand, access ramp, lifeguard cover, beach club and current bathing notice must be checked for the property.
- Chiringuitos and beach venues such as Los Sardinales, Merendero Cristina and Oyana add relaxed dining, while the Friday market, local cafés and the coastal path support an everyday rather than purely resort routine. The pinar, beach and drainage corridors create useful outdoor space, but the winter 2026 storms caused erosion, scouring, debris and damaged access points at Las Chapas, Real de Zaragoza and El Alicate; beach quality and access are therefore seasonal and changeable.
Sport and leisure
- Access rule for this profile: only facilities where ordinary customers can book or pay are listed; resident-only, hotel-only, school-only, invitation-only and patient-only facilities are excluded.
- Royal Tennis Club Marbella is the clearest in-area racket facility: its municipal profile lists nine tennis courts, two padel courts and a pool, while the club says visitors can book courts, lessons and related services. It also advertises a gym, but its public pages do not document a normal day-pass or general public gym membership, so the gym is not counted as a standalone public gym.
- For ordinary paid fitness, Elite Club by Kinia in El Rosario explicitly offers personal-training sessions without a membership or subscription, with sessions priced from €60. Pilates El Rosario sells reformer, TRX, functional, Power Plate and related classes; Frangipani Costabella offers bookable Pilates and yoga by appointment. These are customer-facing paid studios, not community facilities.
- The municipal Piscina Las Chapas activity list currently publishes adult Aquagym and swimming programmes, and the new covered 25 × 12.5 m facility includes a multi-purpose room for directed activities. Fees, registration and general lane availability should be confirmed with Deportes. Polideportivo Santa María provides public municipal football, a multi-sports court, children’s play and petanca, with published opening hours and booking contacts. Visitor golf is available by road at Santa María Golf, Higuerón Marbella Golf Resort/Marbella Golf Country Club and Cabopino Golf; green fees, handicap rules and maintenance closures must be reconfirmed. Beach walking, running, cycling, sea swimming subject to flags and licensed watersports complete the outdoor offer.
Property perspective
Buying property in El Rosario, Las Chapas and Costabella
Typical property types
- Detached villas on mature plots in El Rosario and the inland residential streets
- Townhouses and semi-detached homes in gated, pool-oriented communities around El Rosario, Las Chapas and Costabella
- Low-rise beach apartments, penthouses and ground-floor homes near Costabella and El Alicate
- Older villas and urbanisation stock from the established eastern Marbella development cycle, often requiring checks on insulation, damp, drainage, roofs, lifts and community reserves
- Refurbished or newer coastal residences marketed with terraces, gardens, pools, security and underground parking
- Plots or renovation opportunities where planning status, service connections and the completed sanitation works must be verified
- Properties advertised under wider Las Chapas, Alicate Playa, Ricmar or Elviria labels even when the exact address belongs to another catalogue profile
Typical buyer profiles
- Families prioritising schools, a nearby public consultorio, beach access and outdoor space
- Second-home owners wanting a quieter coast base with restaurants, beaches and bookable sport nearby
- Buyers of villas and townhouses who accept a car-led routine for shopping, healthcare, airports and larger retail
- Active households interested in tennis, padel, swimming, Pilates, beach walking, cycling and visitor golf
- Retirees seeking low-density coastal living, subject to slopes, pavements, shade, crossings and healthcare travel time
- Investors considering seasonal or long-term demand, prepared to verify tourist-use rules, community statutes, licensing and off-season occupancy
- Renovation buyers who can undertake address-specific planning, drainage, coastal, insurance and utility due diligence
Well suited to
- Families wanting named schools and a nearby public consultorio, beach-oriented second-home buyers, active households interested in tennis, padel, swimming and outdoor life, villa and townhouse purchasers who accept a car-led routine, and investors prepared to verify coastal, planning, drainage and rental details.
Points to check
- This is a connected corridor, not a conventional walkable town. The A-7/N-340, gated streets, slopes, shade, pavement gaps and footbridges can turn a short straight-line distance into a difficult daily route; inspect the exact walk to school, bus, beach, supermarket and clinic.
- Property and district labels overlap. El Rosario, Ricmar, Alicate Playa, Las Chapas and Elviria may be used loosely in portals and agent copy; confirm the exact urbanisation, cadastral description, Resales location and profile boundary before comparing prices.
- The Ayuntamiento reported that sanitation, water and stormwater works in El Rosario, Hacienda Las Chapas and Costabella were completed in 2025, improving historic service gaps and enabling permits, but buyers should still verify connection, pressure, drainage, road reinstatement, community contributions and any outstanding defects at the individual property.
- The winter 2026 storms produced documented sand loss, runoff cuts, scouring, debris and damaged access at Las Chapas, Real de Zaragoza and El Alicate. Use the MITECO flood-risk viewer, current coastal-servitude information and a qualified surveyor to check low-lying plots, retaining walls, damp, erosion, insurance and climate exposure; do not infer that every address shares the same risk.
- School admission and public catchment are not guaranteed by proximity, and seasonal rental assumptions require current registration, licensing, community and tax checks. Confirm gym, pool, sports, beach, bus and healthcare availability directly because timetables and access rules change. These notes do not replace independent legal advice.
