Marbella East area guide
Living and buying property in Elviria and Hacienda Las Chapas
A broad Marbella East coastal and hillside corridor built around Elviria, Elviria Hills and Hacienda Las Chapas. It combines beach apartments, mature villas, golf and tennis, a small village-style retail node and direct A-7/N-340 access, but the separated urbanisations, road crossings and exact hillside address make this a car-led market rather than a single walkable town.

Elviria and Hacienda Las Chapas on the map
For this directory, Elviria and Hacienda Las Chapas covers the Elviria and Hacienda Las Chapas catalogue locations only, including the Elviria commercial node, Elviria Hills, Santa María Golf, the beachside communities around Avenida del Naviero and Avenida de las Nereidas, and the Hacienda Las Chapas urbanisation. El Rosario, Las Chapas and Costabella, Río Real and Santa Clara, Marbesa and Carib Playa, Cabopino and Artola, and La Mairena remain separate profiles.
The profile links several distinct micro-markets. Lower Elviria and the beach strip offer apartments, townhouses, hotels, beach clubs and easy sand access; Elviria Hills adds golf, tennis, fitness and elevated views; Hacienda Las Chapas is a large established villa urbanisation with internal roads and a recently upgraded sanitation network. The A-7/N-340 is both the regional spine and a practical barrier, while the hills bring slopes, retaining walls, drainage and very different walking times from one property to the next.
Portal labels overlap. Elviria, La Mairena, Hacienda Las Chapas, Las Chapas, Real de Zaragoza and Cabopino are often used as broad marketing terms. Confirm the exact street, urbanisation, cadastral description, registered services and catalogue location before comparing homes, schools, rentals or legal status.
Everyday life
Schools, shopping and local amenities
Schools and education
- No single public school campus should be assumed from the Elviria label alone. The English International College publishes its address in Urbanización Ricmar, west of the strict Elviria/Hacienda Las Chapas boundary; Colegio Alborán is also in Ricmar. Colegio Alemán de Málaga publishes its campus in Elviria La Mairena at C. Velázquez 1–5, 29612 Ojén, which is an adjoining future profile rather than a reason to collapse the boundaries. CEIP Platero, Colegio Pinolivo and IES Dunas de las Chapas are the public Las Chapas references and are reached by road from the eastern corridor.
- For a property search, confirm the exact campus route, admissions, curriculum, language, fees, catchment, bus stop, vacancies and school-year dates directly with each school and the Junta de Andalucía. Proximity in a portal advert does not guarantee admission or a short daily journey.
Shopping, restaurants and markets
- Los Pinares de Elviria is the main local commercial anchor, with everyday shops, cafés, restaurants and services around the A-7 km 192 access. Carrefour Market Elviria provides groceries and household lines, while the Friday Las Chapas market at Pinar de Elviria is useful for produce, clothes and informal shopping. Elviria Hills and the beach communities add destination restaurants, beach clubs and convenience services rather than a continuous high street.
- La Cañada, Marbella Centre and the larger coastal retail areas cover a full weekly shop, pharmacies, household goods and specialist retail by car. Public parking at Los Pinares of Elviria is listed as free, open 24 hours and equipped with 177 spaces and EV charging, but summer beach pressure and the exact side of the A-7 materially affect convenience.
Healthcare
- There is no full hospital or clearly verified public health centre inside the strict profile. The new Consultorio Las Chapas is the nearby public primary-care reference; it opened in July 2025 with 12 consultation rooms, family medicine, nursing, paediatrics, a non-deferrable consultation and an extraction room. Hospital Universitario Costa del Sol on the A-7/N-340 at km 187 is the public regional emergency and specialist reference, while Quirónsalud Marbella provides a private 24-hour emergency service by road.
- Primary-care allocation depends on the exact registered address. Before purchase, verify the assigned consultorio, pharmacy and night service, private-insurance network, ambulance route, hospital travel time, community access and any private clinic actually operating near the home. Emergency numbers and a nearby hotel spa are not substitutes for a property-specific healthcare check.
Connections and distances
- The A-7/N-340 is the regional spine and the main source of both access and friction. Avanza's Marbella and interurban network links the eastern coast with Marbella, Fuengirola and Málaga, while published route information should be checked for the exact Elviria, Las Chapas and Hospital Costa del Sol stop and the current timetable. The road, footbridges and separated urbanisations mean that a home can be close to a stop in a straight line but inconvenient on foot.
- Marbella bus station provides longer-distance connections and there is no railway station in Marbella; rail travel requires a road transfer to Fuengirola or Málaga. Málaga Airport is the practical primary airport, normally around 45–55 km and approximately 40–60 minutes outside heavy traffic from this corridor; Gibraltar is a longer cross-border trip. Private garages and driveways are common, but title, dimensions, visitor spaces, EV charging, beach-season parking and access during road works must be checked.
Beaches, marina and culture
- The main leisure asset is a long sandy coastal belt. Municipal profiles list Las Chapas and Real de Zaragoza, with beach clubs and chiringuitos including Nikki Beach, La Plage Casanis, The Beach House, Merendero Cristina and the venues around Real de Zaragoza. Elviria beachside communities can be close to the sand, but exact beach name, access ramp, footbridge, parking, lifeguard cover, bathing notice and current erosion vary by street.
- Elviria Hills supplies a different leisure layer: Greenlife Golf, El Lago, two lit clay tennis courts, a fitness centre and views over the lake. The pinar, beach promenades, coastal walking, cycling and seasonal watersports support outdoor routines, while the road network gives access to Cabopino, Marbella Centre and the wider golf coast. Winter 2026 storms produced documented erosion and damaged access along several Marbella East beaches, so coastal conditions are changeable and must be checked at the exact property.
Sport and leisure
- Access rule for this profile: only facilities where an ordinary customer can book or pay are listed; resident-only, hotel-only, school-only, invitation-only and patient-only facilities are excluded.
- CrossFit Elviria is a verified pay-per-use fitness option in the Elviria industrial area: its current page publishes €15 for a one-class drop-in, five- and ten-class cards, and resident or non-resident monthly options. Greenlife Golf's Elviria Hills clubhouse publishes a 200 m² Fitness Center, personal-training support and a tariff link, with fitness reservations handled by the pro shop; confirm the current pass or membership price before attending. Don Carlos publishes local-community memberships that can be bought without staying at the hotel, including 30-day packages with gym access, and its Rafa Nadal Tennis Center lists seven tennis courts and two padel courts with paid court rental and programmes. These are ordinary customer-facing paid options, not closed community gyms.
- For swimming, the municipal Piscina Las Chapas publishes 2026/27 aquatic activity groups including Aquagym, adult swimming and children’s instruction; registration and lane availability must be confirmed with Deportes. Greenlife Golf offers a nine-hole par-3 course, driving range and tennis, while Santa María Golf in Urbanización Elviria publishes visitor green fees and bookings for its 18-hole course. Beach walking, running, cycling, sea swimming subject to flags, outdoor fitness and licensed watersports complete the offer. Community pools and hotel-only gyms are not counted as public facilities without proof of paid access.
Property perspective
Buying property in Elviria and Hacienda Las Chapas
Typical property types
- Detached villas on mature or elevated plots in Hacienda Las Chapas, Elviria Hills and the inland Elviria streets
- Townhouses and semi-detached homes in managed communities with gardens, pools, security and shared amenities
- Low-rise beach apartments and penthouses around Avenida del Naviero, Avenida de las Nereidas and the Real de Zaragoza/Las Chapas coast
- Established 1980s–2000s resale stock with renovation potential, where damp, roofs, drainage, insulation, lifts and community reserves need address-specific checks
- Refurbished and newer coastal residences marketed with terraces, pools, sea views, underground parking and short-let potential
- Golf-oriented apartments and townhouses around Greenlife Golf and Santa María Golf
- Large villa plots and homes in Hacienda Las Chapas where sanitation, water, road access, retaining walls and planning history must be verified
- Homes advertised as Elviria or Hacienda Las Chapas that are actually in La Mairena, Marbesa, Las Chapas or Cabopino and belong to another catalogue profile
Typical buyer profiles
- Families wanting beach access, a calmer residential setting and international-school options within a practical drive
- Second-home owners seeking a sandy coast, beach restaurants, golf, tennis and a strong holiday routine
- Active households interested in paid fitness, CrossFit, tennis, padel, swimming, cycling, beach running and golf
- Villa and townhouse buyers who accept car-led shopping, school runs, healthcare and airport transfers
- Retirees prioritising low-density living and outdoor space, subject to slopes, pavements, summer heat and medical travel time
- Investors assessing seasonal, school-year and long-term demand while checking tourist licensing, community statutes, taxes and off-season occupancy
- Renovation buyers prepared to verify sanitation connections, planning, flood/coastal exposure, insurance and community obligations
Well suited to
- Beach-and-golf buyers, families who can use nearby international schools by car, active households wanting paid fitness and racket sports, villa and townhouse purchasers seeking space and lower density, second-home owners who value a sandy coast, and investors prepared to verify drainage, planning, coastal and rental details.
Points to check
- This is a linked corridor, not a conventional walkable town. The A-7/N-340, gated layouts, slopes, heat, pavement gaps, footbridges and separate beach or retail nodes can make a short straight-line distance a difficult daily route; inspect the exact walk to school, bus, beach, supermarket, gym and clinic.
- Hacienda Las Chapas underwent major sanitation and drainage work. The Ayuntamiento reported completion of the Hacienda Las Chapas work in 2025 and linked it to the ability to grant licences, but every property still requires verification of connection, pressure, drainage, road reinstatement, community contributions, certificates and any outstanding defects.
- The winter 2026 storms caused documented sand loss, runoff cuts, scouring, debris and damaged beach access along the Marbella East coast. Use the MITECO flood-risk viewer, current coastal-servitude information and a qualified surveyor to check low-lying plots, retaining walls, damp, erosion, insurance and climate exposure; do not infer that every address shares the same risk.
- Portal labels blur Elviria, Las Chapas, Hacienda Las Chapas, La Mairena, Real de Zaragoza and Cabopino. Confirm the exact urbanisation, cadastral description, Resales location and profile boundary before comparing prices. School admission, public catchment, tourist use, community rules, beach facilities, bus timetables, gym access and golf tariffs all require direct confirmation because they change. These notes do not replace independent legal advice.
