Two neighbouring forested villa estates above San Pedro de Alcántara, sharing the A-397 approach but offering different ownership experiences. El Madroñal is a long-established gated residential community arranged across several hillside entrances; La Zagaleta is a much larger private country-club estate with two controlled gates and resident-led golf, equestrian, racket-sport and clubhouse facilities. Both prioritise land, privacy, views and security over walkability, while the exact gate, internal road and plot can materially change daily journey times, sun, wind and access.

El Madroñal and La Zagaleta on the map
This combined profile covers El Madroñal and La Zagaleta only. They sit on opposite sides of the A-397 Ronda road above San Pedro, but should not be treated as interchangeable. El Madroñal is purely residential: mature woodland, large private plots and villas ranging from traditional Andalusian estates to renovated or newly built contemporary homes, with multiple gated phases and no meaningful public retail or leisure offer inside. La Zagaleta occupies an approximately 900-hectare former hunting estate and operates as a private residential and country-club environment with two golf courses, two clubhouses, an equestrian centre, internal trails, tennis and padel.
La Zagaleta's headline facilities are not ordinary public amenities. Its own material says club membership is reserved principally for residents, with limited selected non-resident places, while tennis is for residents, family and friends. A buyer may value this extensive internal lifestyle, but an external visitor cannot assume that proximity allows access. El Madroñal owners instead drive to paid gyms, clubs, restaurants and services in Los Arqueros, Real de La Quinta, Nueva Andalucía or San Pedro.
Neither estate is walkable in the everyday urban sense. Internal roads are long, steep and winding; the resident-only southern access and visitor arrangements at La Zagaleta can alter a route, and El Madroñal's phase or gate matters similarly. Test journeys from the exact house at school-run and evening times, rather than relying on a generic portal pin or a marketing drive time.

Schools, shopping and local amenities
Schools and education
- There is no school inside either gated estate. The municipal public primary reference is CEIP Daidín in Benahavís Pueblo, while IES Guadaiza in San Pedro is a documented secondary route for Benahavís pupils; catchment, places and school transport must be confirmed with the Junta and the individual centre.
- International-school comparisons normally include Aloha College Marbella in Nueva Andalucía and Atalaya International College near the Benahavís–Estepona corridor. Both offer education through secondary level, but admission, waiting lists, language support and bus routes change. A map pin is not enough: ask whether the school bus enters the relevant estate or meets at a gate, and test the exact morning route from the house. Depending on the gate and traffic, schools around Nueva Andalucía and San Pedro are commonly a roughly 15–30-minute drive, but homes deep inside La Zagaleta can take longer.
Shopping, restaurants and markets
- El Madroñal has no ordinary public shops inside its gates. La Zagaleta's clubhouses and estate services include resident-focused dining, concierge and an organic gourmet shop, but these are controlled estate facilities rather than a substitute for an open town centre.
- For supermarkets, pharmacies, banks, household services and broader retail, residents normally drive down towards San Pedro, Nueva Andalucía or Puerto Banús. Small commercial nodes around Monte Halcones and La Heredia may be convenient from some entrances, while a full weekly shop generally means San Pedro or Nueva Andalucía. Journey time depends heavily on the gate and internal road; delivery access and contractor pre-authorisation should be checked with the estate before purchase.
Healthcare
- Benahavís Consultorio is the municipality's public primary-care reference and Hospital Universitario Costa del Sol is the public hospital shown by the Servicio Andaluz de Salud. San Pedro and Nueva Andalucía have closer primary-care and pharmacy options for some addresses, but an apparently nearer centre is not proof of the assigned public catchment.
- La Zagaleta's own location page gives an orientation time of about 25 minutes to hospital; the exact property, gate, traffic and emergency access can change this. Quirónsalud Marbella provides private emergency and specialist care by road. Verify public allocation, private-insurance authorisation, paediatric cover, ambulance access, gate procedure and the nearest current pharmacy before relying on any service.
Connections and distances
- The A-397 between San Pedro and Ronda is the principal external approach. El Madroñal is reached through several controlled hillside entrances; La Zagaleta has northern and southern gates with different access arrangements, and visitors or contractors may need pre-authorisation or a particular gate. Internal distances are significant, so two houses carrying the same area label can have noticeably different coast and airport journeys.
- There is no railway station and no practical public bus service inside either estate. A car is essential for school, shopping, healthcare, beaches and normal sport. La Zagaleta publishes orientation times of approximately 22 minutes to Puerto Banús, 21 minutes to the Golden Mile, 25 minutes to hospital and 53 minutes to Málaga Airport; treat these as estate guidance, not guarantees. Peak traffic, AP-7/A-7 incidents, gate checks and a deep internal plot can add materially more.
Beaches, marina and culture
- La Zagaleta supplies an unusually broad on-estate lifestyle: two private 18-hole golf courses, two clubhouses, resident dining and events, an equestrian centre, tennis, padel and internal hiking, riding and cycling routes. The official access model is central: these are resident, member and approved-guest facilities, not public venues that any nearby resident or visitor can simply book.
- El Madroñal is deliberately quieter and purely residential. Its leisure value is the landscape, privacy, views and proximity by car to golf, restaurants and the coast rather than an internal social club. San Pedro, Puerto Banús, Nueva Andalucía and Benahavís Pueblo provide the nearest broader restaurant, marina, beach and cultural choices. Walking or cycling on the A-397 and steep estate roads should not be treated as a normal everyday leisure route.
Sport and leisure
- Access rule for this profile: only facilities where an ordinary external customer can book or pay are listed as public options. Resident-only, member-selected, hotel-guest-only, school-only and invitation-only facilities are clearly labelled as restricted. All road distances and times below are orientation bands from the estate approaches; the exact home, gate, traffic and any new road connection must be checked in a live route planner.
- Gym and fitness open to ordinary customers: Los Arqueros Fitness Center publishes a €25 day pass, €45 week pass and €80 month pass, with weights, cardio, functional/CrossFit, aerobic, spinning and outdoor areas. It is roughly 8–14 km and around 15–25 minutes by road from the estate approaches, depending on the gate. Gimnasio Omega in Nueva Andalucía publishes a €10 one-day workout, fitness room, classes and sauna; allow roughly 11–16 km and around 20–30 minutes. CrossFit Marbella in San Pedro publishes a €20 drop-in, €65 week pass and other memberships; allow roughly 10–15 km and around 15–25 minutes. Le Max Wellness at El Lago Club publishes memberships and day passes for gym, classes and wellness; access is open by paid pass but the route from these estates must be checked, commonly around 10–20 km and 20–30 minutes depending on gate.
- Swimming and wellness: Le Max El Lago Club is the clearest ordinary-customer paid swimming option in the wider Benahavís area, with a 25 m heated indoor pool, hydrotherapy, spa, sauna and hammam under its day-pass/membership model; confirm the exact day-pass inclusion before travelling. Private pools, spas and gyms inside individual villas are property features, not community amenities. La Zagaleta's internal club and villa pools are not presented as public-pay swimming facilities.
- Tennis and padel: Los Arqueros publishes external padel booking through Playtomic at €20 per court/hour, daily 08:00–19:00, with free parking; the same broad 8–14 km / 15–25-minute orientation applies. Los Naranjos Padel in Nueva Andalucía publishes court booking, 18 padel courts and paid memberships including gym access; allow roughly 14–20 km and 20–30 minutes. Municipal tennis and sports enrolment is available through Marbella's sports programme in San Pedro and Nueva Andalucía, subject to registration and places. La Zagaleta's own two tennis courts and padel court are explicitly for residents, family and friends and therefore excluded from the public list.
- Outdoor sport: La Zagaleta documents internal hiking, horse riding and mountain biking, but access follows estate rules. Public outdoor alternatives include the official Benahavís trail network and Guadalmina-area routes reached by car. Steep gradients, heat, limited mobile coverage, hunting activity in wider countryside and wildfire restrictions require route-specific checks. Do not assume that a path visible beside a private estate is open to the public.
- Golf: La Zagaleta's two 18-hole courses are private; its official membership page says traditional and non-golfing membership is reserved for residents, with only selected non-resident places. They must not be described as visitor golf. Los Arqueros is a genuine visitor alternative and publishes online booking plus 2026 green fees, including €80 low-season and €90 mid-season examples. La Quinta and other Costa del Sol courses may also accept visitors, but tee-time, handicap, dress-code and maintenance schedules must be confirmed directly.
